How can I lease a space at The Flats?

You may lease in a shared 4-bed loft type or bunk-bed type unit. Rates are exclusive of utilities and for individual lessees only. You may avail of the monthly rates below for 6-month or 12-month lease:

• 4-Bed Loft Type Unit Php 6,650/bed/mo.
• 4-Bed Lower Bunk Type Unit Php 6,400/bed/mo.
• 4-Bed Upper Bunk Type Unit Php 5,850 /bed/mo.

What is the minimum lease term?

Minimum lease term is 6 months.

What is the process of securing a room?

To reserve a room, submit the following:
(1) Accomplished Reservation Agreement
(2) 1-month Reservation Deposit in cash or dated check, to be applied as your security deposit payment upon move-in.
You will then receive a Contract of Lease.

Right before moving in, submit the following:
(1) Signed Contract of Lease
(2) Rent fro the first month
(3) 1-month advance rent (security deposit)
(4) 4 post-dated checks for those with a 6-month lease contract OR 10 post-dated checks for those with a 12-month lease contract.

Do you have other locations?

Yes. We have The Flats BGC, and we will also open The Flats Circuit in near future.

Is there Wi-Fi?

Free Wi-Fi is available at the ground floor lobby for use of residents and their guests. You may bring your own pocket Wi-Fi device to be used in your rooms.

Are there parking accommodations?

Parking spaces are rented separately. Parking for guests, however, are unavailable.

How much is the parking slot rental?

Parking slots may be rented separately for P4,200 per month, inclusive of VAT.

Is there a smoking area?

A designated smoking area is located at the Ground Floor.

What’s inside the room?

Every room at The Flats has a kitchenette with overhead cabinets and a private toilet-and-bath with water heater. Rooms are fully-furnished with built-in beds that also include mattresses, personal closets, work desks, shelves and chairs for each of the resident. All rooms at The Flats have air-conditioning units.

What is the size of the bed?

All beds are single-sized (36”x75”). Mattresses are already provided and each bed has curtains for privacy.

Is there a secured storage for valuables?

Yes. The closet cabinets at The Flats have built-in key-locks.

Do we have extra storage?

No other storage spaces are available inside the building for residents aside from the ones provided in the rooms.

Where can I do laundry?

Your room does not have a space where you can do your laundry. But we have a list of laundromats who can offer pick-up and delivery laundry services. You may inquire at the Concierge.

How many units are in the building?

We have 196 units in the building with a mix of rooms that can accommodate 2 to 4 persons.

What else is in the building, and what other amenities are available?

Our ground floor lobby and roof deck lounge serve as our main common spaces where residents can relax and enjoy.

How do I pay my rent?

Rent payments are settled through post-dated checks that should be given upon signing of the Contract of Lease. Utilities are paid in cash or check upon receipt of monthly billings.

Can I pre-terminate my lease?

You may pre-terminate your lease but your security deposit and one-month rent shall be forfeited.

What else does the rent cover?

Aside from bed space, the rent includes use of all common facilities, 24-hour security and bi-monthly room housekeeping services. Your monthly rent excludes parking which is leased separately and utilities (power and water) which will then be billed every month.

How is the utility consumption billed?

Each room has its own submeter and monthly readings are done to determine your consumption which is to be divided and billed separately among the room residents.

Do you offer Corporate lease packages?

Yes, we do. Discounts are also available for bulk room leases.

Are there house rules?

Yes, there are reasonable house rules which aim to keep The Flats a safe and secure place for all its residents. Residents are given a complete set of house rules. Detailed house rules are made available upon the signing of the Contract of Lease.

What can I bring when I move-in?

Residents should provide their own bed sheet, pillow case, blanket and pillows. Each room has space provisions for one (1) microwave oven and personal refrigerator that residents may opt to bring on their own. Should you prefer to have an electric fan too, we recommend bringing a tower-type electric fan which would fit more conveniently in your room.

Please advise the concierge should you wish to bring your own appliances, so they may further assist you on dimensions, required permits, and elevator usage.

Can I cook inside my room?

For your safety, kitchenettes can only accommodate a microwave oven for heating. Otherwise, you may enjoy eating in neighborhood restaurants and malls near The Flats.

Do you offer housekeeping services?

Your monthly rent includes room housekeeping twice a month. Washing of bed linens, however, will be for the account of each resident. List of laundry services are available from the Concierge.

Can I make changes in my room?

You may decorate your room with removable items. Fixing/installation on walls and other built-in furniture inside the rooms are strictly prohibited.

Is there a curfew?

There is no curfew. Residents may access their room 24/7. However, guests are only allowed stay at the Ground Floor Lobby from 8:00am to 11:00pm.

Are pets allowed?

We love pets, too, but our building and your rooms don’t have a space for them.

Can I have friends to visit and stay?

For your security, only registered residents can go inside the rooms. You may meet your guests at the Ground Floor Lobby until 10:00pm.

Is it possible to move from one room to another?

Rooms are assigned upon submission of all requirements for reservation. Each resident may only be allowed to stay in their assigned and registered room until renewal of contract. Changing of rooms shall also be subject to room availability.

Can I choose my roommates?

Your roommates are assigned to you but of course, compatibility with other tenants are also taken into consideration whenever possible.

Can my roommate change within the period of my lease?

Yes, but for your security, you will be advised beforehand.

Are there gender restrictions when it comes to roommates?

Yes, rooms are either all-female or all-male. However, should you lease a whole room, you may choose your roommates as you’d like without gender restrictions.

What can I expect from The Flats?

The Flats is a place where people from all walks of life are welcome. As a co-living space, we expect it to be a place where people from various communities come together in their shared goal of looking for a well-designed, safe, and secure place to stay within the city.
